Mixed offers of 12 and pure of 10, so why is the suggestion 13-14?

Because the previous owner got way higher offers than that. See link 2.

Not exactly sure on how he priced those offers that high.

Proof of crown etc etc offer, apparently another dude took this offer instead of OP's guy.

Also, the moon cap has gotten some nice c/os. Ill accept for now, He went ahead and 1:1 with a secret snaggle which is not bad.

I do feel that this is a bit high, I wont be surprised if new owner has trouble selling and this price is brought down
