Low end shouldn't be lower than 9,

And the high end at 12.5 based solely on the proof provided.

As there are no sales (on record) there is no reason to suggest a price. Also, 9-12~ would be better based on the evidence at hand. You have to remember you have to factor in an overpay in unusuals.
