You're using top range unusual offers. Unusuals are typically considered overpay. You should either go with mid-range with 90% reduction or bottom range.

That said, there's many untaken 6 offers (beams private + 2, 6 pure, burning tree, multi-6 pure). 6 definitely should be in range, and it'd make sense for bottom range.
