So yeah 1.1-1.4 seems right and fair to buyers and sellers. it appears there are buyers willing to pay this range and at least one seller willing to sell for this range. I'm betting the 1.5 b/o guys would jump on a 1.4 pure offer.

I more agree with 1.4 being the high end since there is currently a 1.3 buyout, not on the assumption that the 1.5 BO would jump on a 1.4 offer.
