I don't see where 3.5 comes from, though. Personally, I think these offers fit the current range rather well. Sorry, but downvoted for now.

But the price is based off what the owners are willing to sell for. You could get offers of 3.2-3.3 all day but if it never sells for that it must be worth more. Upvoted.
