Aye, but if no one has offered 25 and the seller hasn't sold it, the price is not 25, but probably less.

The buyout price shouldn't be considered in the range if nobody is willing to pay it. By that logic, if there was a 3 bud buyout, the range should include that as well (even though nobody in their right mind would pay so much).
