This is a tough range to put, because the B/O is very high and no-one wants to pay that high. The range will have to be made from the offers that are made.
How i look to make the range, is by taking the average and use it's range to look at the range

offers aren't important, you can't bring a price down because people are offering low, it's what they actually sold for.
