I've been keeping my eye on this one for a while. Note: I have not included lowball offers of below 2 buds in this as there were only about 2 such offers and it was obvious lowballs.

http://www.tf2outpost.com/trade/10876934 sold for 81(3.3-3.4 buds based on what Earbuds are currently valued at) keys and a Gifted Smoking Stainless Pot (1.6-2 buds), about 1.2 buds after factoring in gifted and unusual overpay total of about 4.5 buds
Other offers:
HpF| #asdf offered 2 buds, a steaming toque(17-21 keys) and 2 keys, about 3.2 buds total with unusual overpay
iG.YYF offered Flaming Lantern Spartan (3-3.8 buds) with Putrescent Pigmentation (3-4 keys), about 3.3 buds with unusual overpay
Man with no name offered 3.5 buds pure
ᴮrilliant.panda offered Bubbles Bonk Boy (2.2-2.5 buds) and a Circling TF2 Logo Tam O' Shanter (15-18) keys only about 2.7 buds total after unusual overpay

So High end is the price it sold for. Low end if you factor in the sweets the no name guy was offering, 3.2 seemed to be about the low end of the serious offers. I think this should do as a starting price. As it sells more, the range can be refined.
Since there is only one and it sold for 4.5, there shouldn't be a reason the low end is 3.2
According to the guide on the forums, all unusuals must have a range unless its a super expensive hat
That doesn't mean the low end should be a whole bud below it's selling price
In order to create a price range of an unusual, if there aren't many sales, you look at the offers. An acceptable range is .5-1.5 buds. This range is a little wide but its what the offers were. As more are unboxed and more sell, then the range can be refined, but as a starting price, this is what the offers show as to what people are willing to pay
It's fine not to have a range if it's a 1 of 1 hat, or if the hat sold only once.
I still feel there is a range on this one. The sold price was noticeably higher than all the other offers while the rest hovered around the 3.2-3.5 range. It may have sold for 4.5 buds, but most of the community valued it around 3,2-3.5 in their offers. I don't think it would be right to ignore all the offers when the price it sold for was so much higher than any of the other offers.
For a 1:1 hat, a flat price is fine. The sale occurred around 4.5 buds, and all other offers were rejected. I think a 3.2 low end price is a bit too low...
Like I said above though, the price it sold at was a bit of an outlier though. Offers of 3 buds + sweets and 3.5 and sweets were current offered until the buyer came along and paid the Buyout. I don't feel its right to ignore the other offers when all the others hovered around 3.2 to 3.5 until the buyout was paid
