Not much proof for a 1 of 2 (with only 1 coming on the market) hat, but I hope it's sufficient!

Where is the 16 coming from? And if this is the only sale it doesn't need a range.

16 is coming from my offer (13.3 + 4.5 = 17.6/0.9 = 16.02). Unless the rules have been updated (yet again) ranges are usually based on an offer to sales ratio.

Well, if there was only one sale, it can have a flat price.
