Not really sure how to do an unusual price suggestion so here it goes.

You need to find what it sells for, not just offers
Yeah, you need to account for unusual overpay for the unusual offers
other than that, you had it right
I did it is an offer of 21 - 27 keys (white which adds at least 1 key) + 2 keys = about 23- 30 keys (not including paint)
nonono, that's not overpay, you take the bottom range and multiply by .95, so with the paint, that offer is 21 keys, and that's how you account for unusual overpay.
Sales raise and set a price. B/O's and sales lower than the range make the price go down. Offers should really only be used for supporting evidence :/

Im thinking the unusual offer is an outlier. notice how little he trades.
