Forgetting the 4 bud offer, the highest is the upper end of the planets modest. If you average it and factor in a little overpay, you get 2.6. This matches up pretty well with the slightly lower 2.3 - 2.7 offer. However these were both retracted, so I pushed it up to 2.7 to show that it'd be hard to get it for 2.6.
Not to say, 2.3 - 2.5 isn't possible. The 2.1 - 2.5 offer would get you 2.4 and that was declined. So was the other two, which total to around 2.5 - 2.6. Both retracted.
So with 2.8 - 3 and 2.3 - 2.5 out of the range, you get 2.5 - 2.6 which matches up with the two best declined offers. Both declined, so I pushed it to 2.7.
Count unusual overpay (0.9) and you need sales to make a suggestion.
There hasn't been a sale in months.
