With multiple offers of 15, the Smoking Hetman's (12 keys) is looking like an outlier and the seller looks inexperienced. I wouldn't use it in the range unless you have more evidence to prove otherwise.

And there are about 10 other sales that I haven't even looked into. But the point is pretty clear. 12 is a massive outlier / quicksell with all these offers >14. Even 14 sells fast. 22 key sale is an outlier as well. With quite a few sales at 14-15 and a few at 17, 14-17 might be reasonable.
