Conclusion:

I chose 10.15-11.78 as the range range due to the three sales at 10.15, 11.78 and what is a maximum of 15; while keeping in mind the 'new' proof found for this pitch solidifies the higher end of the previous ~5-10 proposed spectrum.

With offers around and at 9 being declined, I wasn't able to cobble together a legitimate reason to use 9 as the low end since it hasn't been an actual sale.
