Solid stuff. Only issue is that when the nnb ex is offered on other hats, he has to overpay, so you shouldn't be taking low end on the hats it is being offered on. You should just take them 1:1.

If a hat is offered on the nnb ex, then you factor overpay on the hats.

So, that steam tam + 1.2 sale is fair to value at 1.8 after overpay

But:

smoking chapeau + 8 keys should really be 2-2.1

cloud 9 nano + sweets should really be 2.

You still have proof for your range, but just be aware of that issue in the future.
