I calc buds as 22 keys because it was 4 months ago.

The second post was pretty old, do you have more recent offers like the one above?

The guy who bought for the sticky had a b/o of 1. And the sticky with parts requires overpay ~1 buds.

The sale 4 months ago is too old to use. I would absolutely not use sales >3 months on any suggestion. And >2 months on suggestions that have multiple sales. A 1 buds flat price might be reasonable. Or just wait until the two on the market get more offers. Your range may be accurate as fast as that one sold. I would wait.
