Usually when a seller rejects offers much higher than what he sells for I'd call the sale an outlier.
so would it be better to take the offers as the high range and the 2.1 sale as the low end?
edit or just 2.1 flat?
For now I'll say 2.1 for low end and those offers for high end. But judging by the comments in the trades, this was in the last month one of three of these that got traded (at one point there were 3 on the market). There are likely other sales missing here. Going to require some digging to find that.
