Conclusion: Based on solds range should be 1.6-2.3 (including overpay), current offers support the range (pure offers 1.7-2, unusual 1.6-2.1)
The 1.6 looks like an outlier given the number of offers >than that. Maybe 2-2.3? or even 1.8-2.3?
Whichever you think is best, I wasn't too sure what to do.
