27 is an outlier sale, there were much higher offers on the trade. either the sale involved some cash or it was an outlier. 33 seems fair as the lowend with the multiple 32 bud offers backing it up

Kinda curious, why not 37 flat?

the other sale was only ~2-3 weeks ago

I know, I'm just asking the offers prove that it gets offers of 30-33 in a couple weeks, so why not 37 flat? I get the last sale was 2-3 weeks ago, but, it's obviously an outlier. I think that because it is 1 of 1 and probably will never see the market for a long time, I think 37 flat works just as good, if not better for this.

im just going to do this conservatively, because I dont see any offers above 33 after overpay except the actual sale
