I'm not surprised you downvoted, as you have made the 3.4 suggestion previously. You are probably not objective.
How can you be sure that 5.3 is the outlier and not 3.4?

Pattern works. Then 5.3 is just a massive outlier, selling for more than it ever did in the whole year it was 1 of 1.

3 month old sale is irrelevent. It is way too old.
3.4 sale should be 3.7, the OMA was offered on the glen so no overpay.
Since there is no significant offers and we cant determine what is an outlier, our only course of action is to price it as 3.7-5.5 or wait for more offers/another sale
