It just doesn't seem right to me to price this at 4-5.2 when it's 1 of 1 and available on the market at 4. The sale at 5 seems like an outlier.

Where are you getting that range from? The problem here is that you need two defined sales to set the range. There are 2 defined recent sales: 3 and 5.2. The other two sales at 3 and 5 are old. I would say your best bet would be to price the eerie anger (which has an ancient price) and then to use that as proof here. Or you can just wait for one more sale.
