Perhaps your range is accurate and all these sales at 1.8-2.2 are quicksells. But the number of sales around 2 are hard to ignore. There are honestly at least 10 other recent sales to factor in here. If you truly want to convince us that the range should be 2.3-2.4, you'll need better proof showing that 2.3-2.4 happens more often than ~2.
