It sold for that much, look at the history and his trades shortly after he closed it. There have been no valid sales in the past 3 months and there's one on the market that's been up for 2 weeks with no offers above 4 buds. Consider it an update.

The guy in the first link couldn't sell after a month even with a b/o of 5 and the highest offer he got was 3.7 after overpay. The only sale we have seems to be 3.4 in the last 3 months, and that does not seem to be an outlier.
