One guy is selling for 14, which is where the top value comes from, although they have no offers yet, these are the only 2 solid prices that are known on the hat.

Selling =/= Sold. You need sales at the high end. b/o doesn't mean anything.

everyone's b/o is 20 keys, that one guy's price is 14. I sold mine at 12. Just because I sold mine at 12 doesn't mean the price should be 12 straight up, unusuals almost always have range, and 12 is the lowest that one has been sold at and 14 is the only other legitimate price on the market.
In order to suggest a price for an unpriced unusual, you need proof of 2 solds. That 14 keys was clearly not sold. Therefore, it should not be included in your range.
I agree, you'll need more than one sale - the 14 key seller is now "quickselling" for 13 - no success it seems.
The 15 key seller doesn't have any attention on his hat either.

Thanks for the suggestion, but as indicated you need to sales to establish a range. You have one valid sale at 12 keys. The other one sold for a flies ushanka which has a 2 year old price and is not valid to use
