Why do I need sales for THIS unusual?

because it's a RULE

you don't always need sales but lowering a price based on B/Os seems quite cheap

Eh, range should probably be 10-11. Hard to tell if the 10 keys were a quicksell without a link to the trade, so going with the more conservative estimate
