Conclusion:
Sold for 4.5 buds = low end
Has received offers of 4-5, with owners wanting 5 = high end
Therefore low end=4.5 | high end=5
owners wanting 5 doesn't automatically mean that's the high end. can you detail some offers that are ~5 which would support that? it can't be higher than 5 if owners want it, but you've not actually shown any proof of above 4.5.
EDIT: downvoting based on not being able to find any offers that work out to 5 or anything like it for the toque. can't support having 5 with just a buyout.

Is it not more conservative to say that they've had time to get offers near buyouts, and have failed to do so? genuine question, i wanna know what the official perception for this kind of suggestion is. I can totally understand limiting the high end based on buyouts, but creating one based on a buyout without support from offers or sales feels like it misses the point of actually proving a price.
