I think the sale at 6 looks like an outlier - a true quicksell. A range of 7.5-8 is probably better

EDIT: just looked at a bunch of offers, and 6 is definitely low. Even 7.5-8 might be low. Perhaps something like 7.5-x (x being the highest offer?)
