A range of 1-2.1 would be ridiculous, that sale is more of an outlier than the one in the suggestion, using the market B/Os as a stable midpoint.

So maybe this range should be 1-1.4, then? That'd be two sales, both below B/Os on the market, and STRONGLY suggesting the 2.1 sale is an outlier.

1 is closer to the B/O than 2.1. 1 is NOT the outlier, that is a FACT. 25 keys is ~1.4, that's also in the current range.

Offers is higher then low-end so the low-end should not be 1 here... 1 is a outlier imo.
