Yes it is actually, even the clean black rose had sales at 5+ months that were considered valid due to rare sales.

No, the buyout is 11 keys, so it would be silly to put the price at 12 as there is someone selling for 11. So 11 - 12 is reasonable.

Buyouts can be used to support a range if there are sales along with it. If there is a lower buyout than the recent sale, it's wise to include in the range to prevent any misinterpretations of the real range.
