He's received two offers, both unusuals unpriced and have summer effects.

I've decided to include 2.5 in the range and 2.8 to be the high-end. The two offers at 4+ are outliers. If they were that good, the owner should have taken them already but he hasn't. In addition, those two offers have not been offered on any other Miami Bubble Pipe suggesting it wasn't a 100% serious offer.
