When it comes to unusuals I think you need sales to lower/raise the price.
Yep, lemen is right. Unusuals require sales, whether raising or lowering because of the rarity of sales, it's the only way to price them accurately.
You need minis for the outdated/unpriced unusuals, for the sharp dresser and you need to apply the unusual overpay (0.9) if the buyer isn't paying in unusuals I believe (don't really know how this last rule works though)
