Seriously man? It's a 0.5 bud change on the low-end. 6.1 is an outlier now for sure, it's not the price anymore, since theres 3 solid sales at 7.0, 7.5 and 7.8 in 1 month, (and only 1 fukaa on market, who received 7.0+ offers) and I already saw some similar suggestions being accepted with the same conditions as this one.

A 7.5 sale happened yesterday, it can't be ignored, 6.1 as low-range is impossible right now. (only 1 fukaa on market, who received 7.0+ offers)

There's no necessity to consider what you talked about, my suggestion reflects the real price for it, 6.1 is not the price anymore

Taking all sales from the last 2 months: 6.1, 6.5, 6.6, 6.8, 7, 7.3, 7.5, 7.8. I can't see any justification for leaving 6.1 out.
