So what you're saying is people must turn down more than their buyout, 100% of the time?
No but if a seller is willing to sell for 12 keys pure, there is no reason for the value of the sale to be more than what the seller is willing to take.
Yeah, I would price this at 12 keys flat due to that b/o.
