        I think you need to provide evidence that 1.66 isnt happening anymore. its really common for sellers to ask for 2 (current bp.tf) or 2.33 (since sellers generally ask for high end).

        well yea, his suggested range is within the current range. So this would be accurate unless you can find sellers or sales at less than the proposed range.
