Polar said I couldn't use the 220 sale. So, still a big drop.
You can include the other sale as supportive proof. That's pretty close to this in value anyways. It gives a lot more confidence in your range. I just wouldn't use the other sale to set the range for reasons I mentioned on the last suggestion.
