Looks like it could just be a quicksell though, maybe someone just offloading it without the hassle of making a trade, etc, and he wouldn't have needed a buying trade if they were available at 12. I think it's ok to exclude it and keep the range you're suggesting based on the 14 seller (though shouldn't 14 ref be 0.7 keys not 0.8?)
