Conclusion: Valuing the 73 and 39 key sales as outliers because of an open trade at a 70 key B/O listed for 10 days as of now with only one offer so far being valued ~98 , but has no indication of being accepted. The 39 key sale could be disputed as a quicksale at 10 days completion time. 53 seems to be an acceptable middle ground.
