Hm, that buyer pretty much neutralizes the other sales I've found on this [posted a list on the other suggestion]. Seeing that, I guess this should be fine
Should a buyer really rule out like 4 sales? :/
why not,it perfectly reflects the current market
How does it reflect the current market if there are 4 sales below? That makes that a common trading point
if a buyer at the present time is paying more then sales of more past time why wouldnt it rule them out?
Because we're pricing based on common trading points and there are more sales below than there are above...
At least one of the sales I mentioned was actually higher, but capped at a BO of 28. I guess it highly depends on how fast this guy gets his offer. Downside of classifieds is that I cannot see how long it has been listed, making it difficult to qualify him as a quickbuyer if he is one :/

I don't think a single buyer at one snapshot in time should neutralize a variety of sales that occur over a 2 month period.

yeah, there's no longer a reason to keep 30 as a low end
