You need proof of sales to price unusuals, offers won't work. Also, you do not take the average, you would need to make a range that is rounded to the nearest key. Please read the rules before suggesting again.

I just find it strange why an offer does not hold at least a marginally equal value as he can accept any one of those offers and it would equal a sale instantaneously, part of pricing anything is what a person is willing to pay for it correct?
Partly, the seller must also be willing to sell at the offered price. Else, you could price any unusual with lowball offers.
If that was the case, then people could fake offers for a suggestion.

Well, first of all. You don't price unusuals with offers.
Why not? If someone is offering that means they are willing to pay for it and therefore should be equal to a sale.
But they're not sales. You need sales to price unusuals

True, but if everyone was only willing to pay 5 keys then it would actually be worth 5 keys.
Seeing as the only offers currently average to around 86 keys, that should be the mean price anyone is willing to pay, which can be accepted at any second to equate to a sale.

If every single person valued it at 5 keys then that would be it's worth so yes.
If someone was willing to pay more than it is worth more.
Also the owner has paid 6 buds back when buds were approximately 15 keys a pop.

That was a while ago and price change, which is why unusuals become outdated after 3 months.
I'll quote the rules I linked:
"Offers alone are not enough to make a suggestion. There are times when the buyer-seller gap is large and there haven't been recent sales on a hat. In these situations, the price should be left as is until a sale is completed. This does not mean that offers are not valid proof. They are very useful for defining a range and identifying outliers (see section below). Sales need to be provided to support your suggested range."

EDIT: Also most of your offers are older than 3 months so they are invalid anyway.
I did indeed read the rules on the site and one of the forum posts though I unfortunately did miss a single forum post. My apologies.
Not if those buyers find no one willing to sell for that price, leading to those buyers to bid higher to try and beat each other to get one.
Until those offers are accepted, they will remain invalid; offers can be retracted, altered, fabricated or completed rejected. Basing a price on an offer that hasn't been accepted would make the price premature and inaccurate.

They generally do, and this is one of the more logical themes I've seen.
Though this is up to the buyer to decide whether or not they want to pay extra.
