I know that there are buyers at 3.5-4 refined, but considering the sellers under 3 refined, I put 3 ref as the low-end.

Any additional proof/counter-proof or cunstructive critisism is welcome.

I know that this was worth a key a week ago, but if you sold it for a key a week ago, that is not valid counter-proof.
