The 5% rule you're thinking of is intended for non-unusuals.
The only time the <5% rule applies for unusuals is when it's been recently updated (<2 months ago) unless you're fixing something incorrect.

That one sold for a duped spellbound menco (with ~7 keys). The same menco added ~60 for a GE menco that currently has a b/o of 180. So that sale will be under 150 in value.
Suggestion is probably quite high here. This probably needs a drop instead of a raise. Hard to say though because the more recent sales have all been complex ones.
