Not really sure how the sale at 40 is being called a quicksell. Trade was made August 18. He got plenty of views but 0 offers in 1.5 months. It's no surprise that he would take a 40 key pure offer if that was the only offer he got on his trade in 1.5 months. The buyer has been selling at 90 for 2-3 weeks.
High end in particular is probably way too high here. My guess is that it's best to wait for another sale here given sales are all over the place.
