Sales at 17 and 18. The fact that the 18 buyer had offered 15 elsewhere where it was rejected, then tried again and was required to add supports the raise and further rules out 12.

There have been BOs of 16, but all got involved in a bulk deal somehow. None of them have been up for long. Since there's currently a BO of 16 available, I feel like including 16 would be better (even though its duped, but there have been too many BOs at 16 to ignore.)
