The high end should never be higher than low end + half the low end, so in this case, the high end shouldn't be any more than 37 at most, 25 is most likely an outlier.
What matters is the percentage of variation. 20 keys is nothing for a 300 keys unusual, basically, a 300-350 range would work, but here we are talking about a ~30 one, and in that case, it's huge. And too much. One of these two is an outlier. What you did here is the same as if I came up with a suggestion price for a hat at 250-450. exactly the same. :)
edit: and yeah,there is also simply a rule that Hex worded, clearly that suggestion can't be valid.

You actually have two sales, but one looks like an outlier. 45 keys flat is way better, as Polar told you.
