I also got a second offer from another party for 40 keys pure but it required me to wait a week

That offer of 40 keys pure is not valid. We all know how people who say "Please reserve it for me I'm gonna buy it in xxx days/weeks" eventually do not buy the item. Re-open at 38 flat, if you are sure there are no other recent sales, and with proof.
