Going with 39 flat

I would go 31-39. Not that many sales here, so we're willing to go back even 3 months, especially if it's a pure sale. To be clear, we give preference to more recent sales and pure sales. If there are a lot of sales in the last 2 months, it doesn't make sense to base the range on sales 3 months old. But if there aren't many sales and there's a pure sale that is less than 3 months old, I would probably factor that in unless there are plenty of rejected pure offers at that value.
