Idk about this, 38 seems too high when there's a lot at 37, but there's still a lot at 38. Meh.
ya, good logic. no unsolds for more than a week at 38 right now that i see so prolly best to keep that in range. and 37 key ones becoming more common. a good place to start. upvoting 37-38 for now unless more show up at 37 or go unsold for a couple more days :)
Why is 38 in the range? 37 doesn't sell.edit 1: actually most of your sellers at 37 closed or sold.

Yeah, there appears to be 2 buyers at 37 as well which counters the low end of the range
