There are actually sales at 12, 14, and 16 alluded to in the last 2 suggestions. I don't think we can ignore all the other sales. Sometimes you just get lucky and sell something quickly. Outliers should be defined by a relation of a sale to the other sales and not be the time it takes to sell it.
