well Im more leaning towards 17 flat here or even 16-17. the 26 should actually be 29.5 -> 30 here (max price at the time of that sale), and thats obviously an outlier here.

You could wait for 18 to sell and make a range16-18 or 17-18 I guess, but if 18 doesnt sell in a week then I guess you can exclude it for now
