how does a buyer at 22 make 23 a quicksell price? a buyer at 22 would make 22 a quicksell price

If 23 is considered QS, and it is based on buyer listing, 22 is basically same price (3-4% makes no actual difference for price of an unusual). One more sale would help here, neutral for now.

there have been no other sales, maybe i'll leave this open for now and see if another sale occurs

Yeah, after that one sells - max sale will probably end up as outlier or it will be part of range (more precise price in any case).
