Not sure how I feel about you including 90 in the range when there's a clean 2 month unsold at 82.
70 flat could work.
ye, 2 sellers under the top end and 2 months unsold 82. imo 70 flat should be the pricing with 90 being the obvious outlier
If there's a 2 month unsold @82 then the high end is capped at that, the higher sale isn't completely disregarded. :P
all the ones on market, 2 for sale, less than 82. Points to that even being too high
The sales have been all over the place really. Wouldn't mind anyone picking up from this suggestion for a better one.
